It is available for one student only, no sharing, no couples and will be on a minimum 6 month term contract.

The room is on the first floor and has use of a shower room just along the corridor shared with one other tenant only.

Downstairs is a shared usage living room and a large kitchen with two fridge freezers, two ovens, 5-ring hob, dishwasher, washing machine and a tumble dryer available for the use of all tenants.

Students will require proof of funds (for at least 6 months rent) or a UK based employed guarantor with a clean credit file.

Castle Homes will undertake referencing checks on all applicants over the age of 18 wishing to move into a rental property. As part of this process, we will undertake:
• A credit check to ensure each applicant does not have any adverse credit such as CCJs (County Court Judgements).
• An affordability assessment to ensure each applicant’s income will sufficiently cover the rental payments.
• To pass the affordability check, tenants must have an annual income of 2.5 times the annual rent. Ie if the rent is £500 per month, you would need an income of £15,000 per year or greater.
• Each applicant’s affordability is assessed individually against the criteria. However, couples who have previously co-habited, are married or are in a civil partnership will have their incomes combined and assessed jointly.
• Self- will require an accountant’s reference and should have accounts for a minimum of two years.
• Employment checks to confirm your start date, salary and if your position is permanent.
• A Landlord reference (if you are currently residing in rented accommodation) confirming you have abided by the terms of the lease.
• ‘Right to rent’ id checks.

Applicants (including those who are students, are unemployed, or receive Universal Credit) that don't have a gross annual basic income (excluding commission/bonus) of 2.5 times the annual rent, have not been in their current employment for 6 months or it is not a permanent position will require A guarantor.

Guarantor’s must have a clean credit file, be full time employed or self-employed with at least 2 year’s tax accounts showing the affordability criteria has been reached. Guarantor’s incomes must be in excess of 3x the annual rent.
