Four furnished double rooms are available in a newly renovated shared house in Whitehawk, Brighton.
The property is conveniently located for the Royal Sussex County Hospital, Brighton General Hospital and Nuffield Health Brighton Hospital. It is particularly convenient for hospital and healthcare staff, although applications are welcomed from anyone who meets the same affordability, referencing and occupancy requirements.
The University of Sussex and the University of Brighton are also accessible by local bus routes.
The main bus route is approximately five minutes' walk from the house. Lidl and a range of local shops are within approximately ten minutes' walk. There is also a gp surgery and pharmacy across the road.
The house is currently vacant and has been thoroughly cleaned in preparation for its new occupants.
The bedrooms
Each bedroom is furnished with:
- A double bed;
- Memory-foam mattress;
- Under-bed storage drawers;
- Wardrobe;
- Desk; and
- Bedside table.
The rooms are offered for single occupancy only, subject to the permitted occupancy of the property and the HMO licensing arrangements.
Shared accommodation
The property has been designed to feel like a comfortable shared home rather than simply rented accommodation.
The shared kitchen is equipped with:

Parking spaces are available on a first-come basis and are not allocated to individual rooms.
Rent, deposit and bills
The rent is £750 per calendar month for each room.
A deposit of £750 is required. The deposit will be protected through the Tenancy Deposit Scheme insured protection service, and the required prescribed information will be provided within the statutory period.
The landlord pays for:
- Council tax;
- Broadband internet; and
- The television licence for the communal television.
The rent also includes a £50 monthly utility allowance for each occupied room towards gas, electricity and water.
With all four rooms occupied, the combined household utility allowance is therefore £200 per calendar month.
Gas and electricity are normally billed monthly. Water is generally billed every six months, or when an account is recalculated following a change of occupancy.
The utility allowance will therefore be reconciled over the relevant billing period rather than being treated as expiring at the end of each individual month.
For example, where all four rooms are occupied for six months, the total household allowance for that period would be:
£200 per month x six months = £1,200
The actual gas, electricity and water costs for the same period will be deducted from that allowance.
Where the actual combined cost exceeds the accumulated allowance, the excess will be shared equally between the occupied rooms for the relevant period. Copies of the bills and a clear calculation will be provided.
Where a tenant joins or leaves during a billing period, the calculation will be adjusted to reflect the period during which that tenant occupied the room.
The allowance is intended to cover normal and reasonable household consumption. Tenants are expected to use heating, electricity and water responsibly.
Payments towards utilities are permitted, but the arrangement and calculation must be clearly set out in the tenancy agreement and must not duplicate sums already included in the rent.
Cleaning responsibilities
This is a shared home, and every tenant is expected to help keep it clean, hygienic and comfortable.
Each tenant is responsible for keeping their own bedroom reasonably clean and hygienic.
Tenants must also clean up immediately after themselves when using the:
- Kitchen;
- Bathroom;
- Lounge;
- Conservatory;
- Hallways; and
- Other shared areas.
The household will operate a rotating cleaning schedule for the communal areas. The normal arrangement will be:
- Room 1 takes responsibility during the first week of the month;
- Room 2 during the second week;
- Room 3 during the third week; and
- Room 4 during the fourth week.
Where a month contains an additional partial week, the household may agree how that period will be covered.
The cleaning rota does not mean that a tenant may leave mess for the person whose turn it is. Every tenant must clean up after themselves throughout the month. The rota covers general communal cleaning such as vacuuming, wiping shared surfaces, cleaning communal floors and helping maintain the kitchen, lounge and other common areas.
The rota may be adjusted by agreement where a tenant is temporarily unable to complete their allocated week.
Repeated failure to observe the cleaning arrangements, leaving excessive rubbish or creating unhygienic conditions may be treated as a breach of the tenancy agreement and house rules.
The landlord or manager may arrange additional cleaning where reasonably necessary to protect the condition, safety or hygiene of the property. An automatic cleaning fee will not be imposed merely because a contractor is engaged.
Where an identifiable tenant causes damage, exceptional soiling or an evidenced loss through their own breach, negligence or misuse, the landlord may seek to recover the reasonable actual cost from that tenant, subject to the tenancy agreement, the Tenant Fees Act and the TDS dispute process.
Garden responsibilities
Tenants are expected to share responsibility for ordinary upkeep of the front and rear garden areas.
Reasonable routine tasks may include:
- Removing litter;
- Sweeping the decked areas;
- Light weeding;
- Watering plants where required;
- Keeping pathways clear; and
- Keeping outdoor furniture and communal areas tidy.
Tenants are not expected to carry out specialist, dangerous or skilled work.
The landlord remains responsible for:
- Repairs;
- Tree work;
- Major pruning;
- Structural garden work;
- Unsafe surfaces;
- Fences and boundaries;
- Specialist maintenance; and
- The legal management responsibilities applying to the HMO.
Failure to cooperate with a reasonable garden rota or repeatedly leaving the outside areas in an unacceptable condition may be treated as a breach of the tenancy agreement and house rules.
The landlord or manager may arrange gardening work where necessary to keep the property safe and properly maintained. Tenants will not automatically be charged simply because a gardener has been engaged.
Where an identifiable tenant causes actual damage or exceptional additional work through their own breach, negligence or misuse, the landlord may seek recovery of the reasonable evidenced loss from that tenant through the appropriate deposit or legal process.
Safety and property information
The property has:
- An EPC rating of C;
- A gas safety record dated 18 May 2026;
- An electrical installation condition report dated 9 May 2023;
- A commercial-grade communal fire-alarm system;
- Fire-resistant doors to each bedroom, the kitchen and the lounge;
- An upgraded boiler;
- Upgraded insulation; and
- New high-specification windows.
The council tax band is B, although council tax is paid by the landlord.
The property is operated as a house in multiple occupation.
An application for the required HMO licence has been submitted to Brighton & Hove City Council and is currently being processed. The council has confirmed that the property may operate while the application is under consideration.
Smoking and vaping
Smoking is not permitted anywhere on the property, including:
- Inside the house;
- The front parking or garden area;
- The rear garden; and
- The decked areas.
Vaping is not permitted indoors. Vaping is permitted only outside.
Applications and viewings
All prospective tenants are required to complete an application form before a viewing is arranged.
The application form allows us to confirm:
- The intended occupant;
- The preferred move-in date;

Referencing may include:

The same objective application and referencing standards are applied to all prospective tenants.
A tenancy will not be offered until the referencing process has been completed satisfactorily.
Tenancy arrangements
The room will be let under an assured periodic tenancy in accordance with the law applying in England.
The tenancy will continue on a monthly rolling basis rather than ending automatically on a fixed date.
The tenant and landlord must follow the applicable legal notice and possession procedures when bringing the tenancy to an end.
