I am currently a tenant in a shared 2 bedroom flat in Bear Flat, Bath. My current housemate is moving out and I would like someone to move in to take their place. I would prefer a female 30-40 to match my previous housemate but I will also consider a male or someone outside of the 30-40 age range. You will need to pass a reference check with the agency who manage the tenancy so you will need to have a job and the right to reside in the uk and be able to prove all of this with documentation.

I am a 41 year old single male and work nights, 4 nights per week so I will need someone who is respectful of this.

The benefits of this flat are a very good sized bedroom, unsure of measurements but you can see from the photo how big the room is. The kitchen and lounge are adjoined but very nice. The main downside is the toilet and shower room are small. We are on the first floor which may be seen as a negative or a positive. As mentioned I work nights so you will have the flat to yourself a lot of the time but will be requested to be reasonably quiet during the day when I am sleeping. We are in a shared block of flats so overnight partying will also not be allowed. Again with it being a shared block of flats the landlord will not allow smoking within the building at all, within the flat or the shared corridors therefore a non smoker will be preferred.

The room is unfurnished so all furnishings pictured will go when my current housemate moves out, however she is willing to sell you the bed should you wish and be able to agree the price with her.

You will need to be able to pay a deposit of one months rent before moving in and the first rental payment before moving in as well as passing the reference check. The tenancy is a rolling monthly tenancy and will renew each year in August when the rent usually rises.

Bills are not included. Council tax, electric, water and broadband are typically around the £170 a month mark for each of us. I also have an extensive sky tv package which you are welcome to share the bill with me on should you wish.
