Comment from Robert Reed of Gascoigne Halman
So often houses with land of more than three acres comes with extremely large houses and a price tag of £1 million pounds plus, putting the home out of the reach of the many families that would love to acquire it. This gem of a property is therefore likely to attract very significant market attention, being set in a plot of 3.16 acres and enjoying magnificent views yet offered at a very competitive guide price of offers in excess of £750,000.
The land is a dream for those with an equine interest or simply those who wish to establish a rural lifestyle with livestock, ponies, alpacas or donkeys. Alternatively, if you have always yearned after having a ride on lawn mower and surveying your mini estate and the surrounding countryside as you cut the grass, this gives that opportunity in abundance!
The house itself dates from the 1970’s and is in the style of a modern cottage. The house is deceptively large, extending to 2253 square feet and offers space that blends modern living concepts with a very traditional and rustic interior. The house is an excellent family home that can be moved into and enjoyed on day one, whilst also offering significant potential to be invested in and modernised to suit individual requirements. It is an exciting blend of what can be enjoyed today and what can be created for future years.
The floorplan shows the full layout of the accommodation but key highlights include the four double bedrooms and the incredible open plan living room, which is so large that it can easily be utilised for dining, family games or quiet reading areas. This room has a feature fireplace and is a real focal point.
The formal gardens are a delight and have been established, cultivated and well planned for many years standing. The rear garden and the land enjoy a south westerly aspect.
I have sold several properties through the years in Little Budworth – it is a village that has continual and enduring appeal, not least due to its walking distance proximity to two well regarded pubs, a well supported parish Church, lovely children’s play area and of course the hugely popular Oulton Park Race Circuit for which local residents enjoy a free pass.
