Description

Luscombe Maye is delighted to present 12 Shipley Close, a well-presented two-bedroom semi-detached bungalow situated in a quiet cul-de-sac with a relatively level walk to the centre of South Brent and its excellent range of local amenities, services and community activities.

Shipley Close is part of an over-60s development benefitting from communal facilities and the presence of an on-site warden. The property is also well placed for public transport, with regular bus services to Dartington, Totnes, Plymouth and Exeter, and bus stops located within a short walk of the home.

A pathway across the neatly maintained front lawn leads to the entrance porch, which benefits from a useful storage cupboard. The front door opens into a welcoming hallway with space for coats and footwear. At the end of the hall is the principal double bedroom, with the second bedroom positioned to the right. The hallway continues to a spacious shower room, fitted with a white suite and quadrant shower enclosure. An airing cupboard houses the water heater and provides excellent additional storage and drying space. The generously proportioned living room offers ample space for lounge furniture. From here, the bright fitted kitchen enjoys a pleasant outlook over the front and is fitted with a range of units, an oven, and space and plumbing for white goods. A further door from the living room leads into the conservatory, which benefits from an insulated roof, making it suitable for year-round use. This versatile space provides additional reception accommodation and offers an attractive setting from which to enjoy the garden. Sliding patio doors open directly onto the rear garden, creating an easy transition between the indoor and outdoor spaces.

Outside, the rear garden is fully enclosed and thoughtfully arranged for low-maintenance living. Two paved patio areas offer ideal spaces for outdoor seating and entertaining, while a separate section provides room for a garden shed and bin storage. A side gate provides convenient external access to the garden.

south brent

The moorland village of South Brent stands in the valley of the River Avon under the southern foothills of Dartmoor National Park and on the northern edge of the lovely South Hams, fifteen miles from the centre of Plymouth.

The village is one with a strong community with three churches, one of which dates back to Norman times, a primary school and a wide variety of shops. There are well-regarded community colleges at Totnes and Ivybridge, approximately eight and five miles distant respectively, and both towns offer a comprehensive range of facilities for the wider community. Some of the finest beaches on the south coast, along with the South West Coast Path, are all within easy reach.

Rail services can be found at Ivybridge, approximately five miles distant, offering services to Plymouth, Totnes, Newton Abbot, Exeter St David's and on to Bristol, Cardiff and London.
