It is a Tuesday in February. Dark by five.
You are seven floors above Westminster, in a bath, and the whole of London is on the other side of the glass. Nine Elms lit up. Battersea behind it. Aircraft stacking over the river.
The last person to buy this apartment bought it for exactly that. Not the square footage. Not the postcode. The bath.
We would have done the same.
In fairness, it isn't only the bath. Height is the hardest thing to buy in this part of London and nobody advertises it - the conservation area holds the roofline down, the streets are narrow, and most of SW1 spends its life looking at the wall opposite. Seven floors up, you are out of it. The reception is glazed floor to ceiling in black steel and opens onto a brick loggia with cast bronze fretwork set into the walls. A place to sit above a city that cannot see you.
The address does something quieter but cleverer. Artillery Row is one street back from Victoria Street, and that is the whole design of it. Everything Victoria has - station, theatres, restaurants, mainline, three Underground lines - is four minutes on foot. None of the traffic is. The street ends in a cathedral rather than a bus lane.
Three bedrooms. Two bathrooms, the principal being the one described. A guest cloakroom by the door. Kitchen and dining running with the reception in dark timber. Comfort cooling throughout. 1,227 square feet, which is a good deal of apartment for a building most people walk past without noticing.
Westminster Cathedral, two minutes. St James's Park five, and the District line into the City without changing. Victoria six, theatres included. Parliament ten.
