Property Insight
A modern Semi-Detached home tucked into a quiet Royston spot, this three-bedroom property makes an easy first move up the ladder or a straightforward family purchase, and comes to the market presented to a great standard throughout. The red brick elevations, private block-paved driveway to the side and neatly kept frontage set the tone, and the position on the end of the row means a wider plot and a generous, split-level garden behind. Plantation shutters run throughout, and the whole ground floor has been laid with wood-effect karndean flooring for a clean, connected feel from front to back.

The kitchen/dining room sits to the front of the house, fitted with light grey shaker-style units and quartz marble-effect worktops, with a gas hob, integrated oven and extractor, and comfortable space for a dining table alongside a built-in bench seat. To the rear, the living room runs across the back of the home and opens onto the garden through French doors, a well-proportioned reception finished with a slatted panel feature wall that makes a natural spot to unwind at the end of the day. A ground-floor cloakroom completes the level.

Upstairs, the principal bedroom is a good double with its own en-suite shower room, and is joined by a second double and a third bedroom currently arranged as a home office - a flexible layout that suits families and those working from home alike. A family bathroom with a bath serves the floor. Outside, the rear garden is a real asset for a home of this size: A gravelled patio with two ornamental trees steps up via brick-edged risers to a lawned upper tier, fully enclosed and private, with a paved seating area to catch the sun. A rare turnkey opportunity in one of Royston's most convenient positions.

Location – Royston
Royston is a traditional English town in Hertfordshire, on the border of Cambridgeshire and 14 miles from Cambridge. It grew from the crossing of two ancient thoroughfares, Roman and prehistoric, and carries a wealth of rich heritage - including its own cave, revealed in the 18th Century, carved out of chalk beneath the crossroads in the centre of town. The town enjoys numerous green open spaces, including the renowned Therfield Heath nature reserve, and lies on the northern slopes of the Hertfordshire Chalk Downs. The town centre offers a market and a high street of bustling shops alongside a wide variety of cafes, restaurants, bars and public houses, with supermarkets on the outskirts, doctors' surgeries, dentists, schools and a leisure centre. Clubs and activities range from tennis and rugby to hockey and golf. Transport links are excellent: The town sits on the A10, with the A1M and M11 each within a 15-minute drive, and a mainline station running direct to London Kings Cross in as little as 38 minutes.
