Property Insight
An immaculately presented detached Redrow home in the sought-after market town of Royston, moments from Royston Heath and within walking distance of the town centre and its fast rail links to London. The property enjoys excellent kerb appeal, with an attractive frontage of coloured brick detailing and a planted front garden of shrubs and hedgerows, alongside driveway parking for a couple of vehicles and a part-converted detached garage. Well-proportioned throughout and finished to a high standard, it makes a comfortable and versatile family home in one of the town's most convenient positions.

Inside, the entrance hall sets the tone for the presentation seen throughout, with Karndean flooring, pendant lighting, useful storage and a ground-floor cloakroom leading off. The open-plan kitchen/dining room runs to the rear, with windows and French doors opening to the garden, a wide range of modern shaker base and wall units, black quartz worktops and a central island with breakfast bar. Integrated ovens, a gas hob, extractor, dishwasher, fridge/freezer and wine cooler are all included, with space for a large dining setting. Across the hall, the separate lounge is a generous room with a large front-aspect window, wood flooring and ample space for family living.

Upstairs, the first floor continues the immaculate finish, with three well-proportioned bedrooms and excellent integrated storage and wardrobes. The principal bedroom is a particularly good size and carries its own en-suite with a double shower, while the family bathroom serves the remaining rooms with a bath and overhead shower, heated towel rail and wood flooring. Outside, the landscaped rear garden is fully enclosed by fencing and brick walls, laid mainly to lawn with a brand new patio area, colourful planted borders, and gated access to the garage - a sunny and private spot for entertaining. The detached garage has been part-converted to create a gym, with French doors to the side provide access, while the front retains its garage door and storage. A rare combination of finish, space and setting in central Royston.

Location – Royston
Royston is a traditional English town in Hertfordshire, on the border of Cambridgeshire and 14 miles from Cambridge. It grew from the crossing of two ancient thoroughfares, Roman and prehistoric, and carries a wealth of rich heritage - including its own cave, revealed in the 18th Century, carved out of chalk beneath the crossroads in the centre of town. The town enjoys numerous green open spaces, including the renowned Therfield Heath nature reserve, and lies on the northern slopes of the Hertfordshire Chalk Downs. The town centre offers a market and a high street of bustling shops alongside a wide variety of cafes, restaurants, bars and public houses, with supermarkets on the outskirts, doctors' surgeries, dentists, schools and a leisure centre. Clubs and activities range from tennis and rugby to hockey and golf. Transport links are excellent: The town sits on the A10, with the A1M and M11 each within a 15-minute drive, and a mainline station running direct to London Kings Cross in as little as 38 minutes.
