Full Description

Tucked away on a quiet residential road in Hither Green, this immaculately refurbished two-bedroom apartment offers 655 sq ft of genuinely useable space and turn-key, high-specification living on one of the area's most desirable streets, a rare find for buyers and investors alike.

Purchased in 2023 as a personal renovation project, the flat was taken back to shell by its owner, an mrics Chartered Surveyor, and rebuilt from the ground up: Old ceilings removed, plaster stripped out, windows replaced, floors fully sound-insulated, and the electrics and plumbing entirely renewed before the fit-out began. Every finish has been chosen for quality and everyday enjoyment rather than to a developer's budget the result is a home built to be lived in, not just sold.

The location speaks for itself. This postcode enjoys some of Zone 3's best transport links, with Hither Green station just a 10-minute walk away and direct trains to London Bridge (12 minutes), Cannon Street (18 minutes), Waterloo East (16 minutes) and Charing Cross (under 25 minutes) putting the whole of central London comfortably within reach.

What sets this apartment apart is the quality of the workmanship and the care in the detail. Large UPVC sash windows flood the flat with natural light from both east and west, framing lovely views over Mountsfield Park to the rear. By night, an extensive smart lighting scheme and automated blinds bring a real sense of atmosphere, while a morning coffee or evening glass of wine looking out over the park is one of the flat's quiet pleasures.

The Refurbishment
The apartment blends a sleek, modern aesthetic with its Victorian character, and combines style with practicality throughout: Double-glazed UPVC sash windows, engineered lvt flooring, gas central heating with Hive smart controls, beautifully refurbished original doors (including a sliding pocket door to the bathroom), and a handleless Howdens kitchen with integrated AEG appliances and composite laminate worktops.

Since 2023, the property has benefitted from:
A full rewire and new consumer unit.
A full replumb, with new shower, sink, toilet and kitchen fittings, plus a refurbished boiler and heating system.
Replastering throughout, decorated in Farrow & Ball 'Wevet'.
Cream wool-spun carpets to the bedrooms and parquet-effect lvt flooring elsewhere.
Full acoustic floor insulation 100mm rockwool between the joists plus a dense acoustic vinyl layer for excellent sound privacy.
A new handleless Howdens kitchen with integrated AEG appliances including washer/dryer, smart hob & extractor.
An integrated media wall, sized for a 60" television with soundbar shelf and console storage.
Integrated Ring security, including video doorbell and CCTV floodlight camera.
The result is a low-maintenance, beautifully finished home built to last, with fixtures, fittings and finishes still within warranty.

Living on Farley Road
Farley Road offers the best of south-east London living: Green space, community, independent businesses and excellent connections into town.
Within easy walking distance you'll find a great choice of cafés and coffee shops, with The Station pub close by and the well-loved Fox & Firkin around 20 minutes on foot. A personal favourite is Found Hope a lovely spot for speciality coffee, food and a well-stocked bottle shop.

For the weekly shop, Lidl, Aldi and a Tesco superstore are all within walking distance, alongside plenty of independent options for the smaller top-up shop. Fitness options are excellent too, with Pure Gym and Fitness First both a five-minute walk away, and David Lloyd Kidbrooke a short drive.
Early viewing is strongly recommended to appreciate the scale, privacy and individuality of this special home.

Tenure: Leasehold (122 years remaining)
Council Tax: Lewisham, Band C
EPC: D (windows and insulation upgraded since assessment)

A Word From the Owner
What's the best thing about living on Farley Road?
Backing straight onto Mountsfield Park I love an evening run there. My family are in Brighton, so the easy run down to the South Coast has been brilliant too, and the late trains back into town are a real lifesaver.

What's your favourite thing about the flat itself?
The media wall with the lighting set the right way, films, box sets and football all feel properly immersive. I'd never lived in a smart home before this, and now I don't think I could go back to a light switch.

Why are you selling?
I'm looking to move closer to family in Brighton as my parents get older, and my work has been taking me away from London more and more, so I need the Hither Green connections a little less than I used to.

What are the average bills like?
Gas, electricity and water come to around £120 per month combined. **enquiries**
