Property Insight
Set within a well-maintained courtyard development a short walk from Royston town centre and its mainline station, this first-floor apartment offers a rare combination of space, light and practicality - equally suited to a first purchase, a downsize or an investment. The accommodation extends to approximately 787 sq ft and has been redecorated throughout, presenting fresh and neutral and ready to move into. Two double bedrooms, two bathrooms and a generous open-plan living space give the flat a versatility that many properties at this level lack, while an allocated parking space adds a level of day-to-day convenience that is at a premium so close to the centre of town.
The heart of the home is a substantial open-plan kitchen, dining and living room that runs the full depth of the apartment, drawing daylight from twin windows to one aspect and offering ample room for full-size seating alongside a dining table. Wood-effect flooring runs underfoot, and the space is anchored at one end by a fitted kitchen in a warm timber tone, with laminate worktops and a hand-glazed tiled splashback. An integrated oven, electric hob and extractor sit alongside space for a freestanding fridge-freezer, and the layout keeps the cooking, dining and relaxing zones connected without losing the sense of a single, sociable room.
Off the hallway, the principal bedroom is a genuine double with a run of built-in wardrobes and its own en-suite shower room, while the second double is well proportioned and served by the family bathroom, fitted with a panelled bath, pedestal basin and WC. Both bedrooms draw their light from the front elevation and share the same freshly redecorated finish found throughout. Outside, residents have the use of a communal courtyard, and the apartment comes with its own allocated parking space. With the shops, cafes and station of Royston all within walking distance, this is a well-presented home in one of the town's most convenient positions.

Location – Royston
Royston is a traditional English town in Hertfordshire, on the border of Cambridgeshire and 14 miles from Cambridge. It grew from the crossing of two ancient thoroughfares, Roman and prehistoric, and carries a wealth of rich heritage - including its own cave, revealed in the 18th Century, carved out of chalk beneath the crossroads in the centre of town. The town enjoys numerous green open spaces, including the renowned Therfield Heath nature reserve, and lies on the northern slopes of the Hertfordshire Chalk Downs. The town centre offers a market and a high street of bustling shops alongside a wide variety of cafes, restaurants, bars and public houses, with supermarkets on the outskirts, doctors' surgeries, dentists, schools and a leisure centre. Clubs and activities range from tennis and rugby to hockey and golf. Transport links are excellent: The town sits on the A10, with the A1M and M11 each within a 15-minute drive, and a mainline station running direct to London Kings Cross in as little as 38 minutes.
