Property Insight
A detached modern home on a corner plot in a quiet cul-de-sac, opened up at the rear with a full-width bank of bi-fold doors that fold right back and bring the garden into the living space. The open-plan lounge and dining room runs the width of the house, finished with herringbone flooring and framed by the doors, so that on a warm day the patio and lawn become an extension of the room.

The kitchen is fitted with handleless pale grey units, solid timber worktops and a matching timber-topped island with seating, and takes integrated Neff appliances alongside a window over the garden. A ground-floor cloakroom completes the downstairs. Upstairs, the principal bedroom carries a full wall of gloss fitted wardrobes available by separate negotiation and a private en-suite shower room finished in herringbone tile, and there are two further bedrooms served by a family bathroom with a tiled feature wall and a shower over the bath.

Outside, the rear garden is enclosed and mainly laid to lawn, with a paved patio off the bi-folds and a second seating terrace beyond. To the side, a detached double garage sits behind a block-paved driveway, with a further lawned area to the front.

Location - Bassingbourn
Bassingbourn is a pretty parish village in South Cambridgeshire, a couple of miles north of Royston and 14 miles from Cambridge. The village has a network of 24 public rights of way extending over 13 miles, plus a further mile of permissive paths, giving ample opportunity for circular walks and linking the parish with Whaddon, Melbourn, Litlington and Abington Pigotts. Facilities include a doctor's surgery, a dental surgery, a garage, sub-Post Office, coffee shop, chemist, hairdressers and general grocers, alongside two pubs: The Hoops, in a 17th-century building in the village, and The Belle at North End. Bassingbourn Village College, Community Primary School and Pre-school sit on the edge of the village, providing education from the age of two and a half to school leaving age. The Church of St Peter and St Paul is older than the Church of England itself. Royston's mainline station offers fast services to Cambridge and London Kings Cross, with Meldreth a further option, and the A1M and M11 are within a 20-minute drive.
