A traditional smallholding with guest house, self catering accommodation and stunning views over Loch Ken

Description
Airds Farm is a smallholding set within Dumfries & Galloway countryside with a 6 bedroom guesthouse (including separate owner accommodation) and two self-catering properties. The farmland is currently grazed by a herd of Belted Galloways whilst the woodland provides amenity, privacy and shelter. The sheds are used for general storage but could be suitable for conversion for more accommodation, subject to appropriate consents.

Farmhouse
Airds Farmhouse is constructed in stone and slate with flexible accommodation currently being utilised as a guesthouse. The accommodation, laid out as shown on the accompanying floor plans, comprises access through the south facing conservatory with views over the surrounding farmland towards Loch Ken. The main reception hallway provides access to a sitting room, currently utilised as a games room with open fireplace (unused) and views southwards. There is a staircase providing access to the first floor.

The ground floor accommodation continues with the dining room including fireplace and views to the south, a bedroom with ensuite shower room, a cloakroom, storage cupboard, dining kitchen with good range of wall and floor units, utility room, an office/boot room and a further bedroom with ensuite shower room. There are stairs up to a large sitting room with woodburning stove and triple aspect windows.
The first floor accommodation provides four bedrooms, all ensuite.

Airdside Cottage
Airdside Cottage adjoins the farmhouse and benefits from separate access. There is a reception hallway from which the sitting room, kitchen and family bathroom are accessed, along with stairs to the first floor where there are three bedrooms.

The Dairy
Converted from a former agricultural building in 2024, The Dairy comprises an open plan living/kitchen/dining area, shower room and mezzanine style double bedroom above.

Grounds, Land and Outbuildings
The grounds are carefully split between private owner areas and guest areas including a sauna, hot tub for Airdside Cottage and various terraces to enjoy the panoramic views from. The lawned areas are bound by borders with mature trees and shrubs and an ornamental pond to the front of the farmhouse.

To the side of the farmhouse there is a double garage, with one half currently utilised as office space, and a former timber summer house. To the west of the farmhouse is a former cart shed of stone construction with fibre cement roof, used for general storage. Located beside The Dairy are the stone built stables and large general purpose building of stone and brick construction. Behind the farm buildings is a cleared site benefiting from planning permission (reference 23/2275/ful) for three a-framed pods.

The property extends to approximately 12.8 acres which is split evenly between 5.1 acres of grazing land and 5.1 acres woodland, the remainder is buildings, driveway, yards and gardens. There is a private water supply to the land and outbuildings.
