Property Insight
A well-proportioned two-bedroom ground-floor apartment, forming part of a popular over-55s development in the centre of Burwell. With level, step-free access and a comfortable single-level layout, the property comprises a spacious living room, a separate kitchen, two bedrooms, a walk-in shower room, communal gardens, and residents' parking. Its central village position and easy-to-manage accommodation make it ideal for downsizers, with scope to update and personalise throughout.
The development is an attractive brick-built scheme, arranged around well-tended communal gardens with lawns, mature shrub borders and a paved seating area. There is ramped, step-free approach to the main entrance and a secure entry system, and the apartment benefits from a warden call system for added peace of mind. The hallway is bright and welcoming, with built-in storage cupboards and doors through to the living space.
The living room is a generous, dual-aspect space, enjoying two windows that bring in plenty of natural light, a feature fireplace with an inset electric fire, carpeted flooring, and ample room for a variety of lounge and storage furniture. A doorway connects through to the kitchen, keeping the everyday living space open and practical.
The kitchen is a good size, fitted with a range of oak-fronted base and wall units, laminate worktops, tiled splashbacks, an integrated oven, a hob and an extractor hood, along with space and plumbing for a washing machine and other appliances. It is well-equipped and functional, with clear scope for future owners to modernise to their own taste.
Through to the sleeping quarters, the apartment offers two bedrooms, the principal benefiting from fitted mirrored wardrobes, along with a second bedroom well suited as a guest room, study or hobby space. The walk-in shower room has been designed with accessibility in mind, comprising a step-in shower enclosure with grab rails, a WC and a pedestal hand wash basin, with tiled walls throughout.
Residents also benefit from an excellent range of communal facilities within the development, including a residential lounge, a quiet room, and shared laundry facilities. There is an active social club, and we understand that a hairdresser and masseuse visit at regular intervals. Guest suites are also available to hire, ideal for when family or friends come to stay overnight.

Location - Burwell
Burwell is a pretty parish village, situated 4 miles from the market town of Newmarket, 10 miles northeast of Cambridge, and lying on the southeast edge of the Fens, with good transport links along the A14 between the Cambridge and Suffolk counties.
Burwell is steeped in history, with two conservation areas, the earthwork remains of Burwell Castle, a scheduled monument, and nearly 60 listed buildings. The Grade-i listed parish church of St Mary the Virgin dates back earlier than the 15th Century and enjoys an active churchgoing membership with events throughout the year. There is also a Baptist church north of the village and a Trinity church near St. Mary’s.
An annual carnival happens in June to raise money for charity, and a parade travels from the south of the village to the recreation ground, where stalls and fairground rides are present. The village has two village halls, 3 public houses including the Fox which often has many Street Food vans in attendance, The Five Bells, and also The Anchor which has been recently purchased and now offers delicious Thai Food. The village also has allotments, a café, a takeaway fish and chip shop, a doctor's surgery, a nursery, a Montessori, a playground for preschool children, and a primary school. Children attend secondary schools in either Soham or Bottisham. There are many sports, arts and crafts, and activities for all the family, as well as lovely walks around the village within striking distance of Wicken Fen Nature Reserve.
If you’re looking to purchase in the area, we highly recommend the vibrant village of Burwell!
