A handsome Grade II listed former rectory, set in an acre of garden, situated in the heart of the village.

Description
The Old Rectory is a fine example of a Grade II listed detached Georgian former rectory, set in the heart of a vibrant village and enclosed within beautifully screened grounds of tall stone walls and mature specimen trees. Approached through impressive pillared electric gates and along a sweeping gravel driveway, the house presents elegant dressed stone elevations beneath a tiled roof.

Extending to approximately 5,700 sq ft, the accommodation is arranged over three floors and offers generously proportioned rooms throughout, many enjoying views over the gardens. The layout is ideally suited to family living, with a generous entrance hall leading to the principal reception rooms on either side. The drawing room is particularly elegant, featuring a Bath Stone-surround fireplace, complemented by ornate windows overlooking the grounds.

The kitchen/dining room forms the heart of the home, providing a wonderful space for daily family life. At the far end, a comfortable informal family area is arranged around an open fireplace with inset wood burner, creating a warm and sociable space. Double doors lead through to the orangery, which enjoys direct access to and views across the garden.
Further accommodation on the ground floor includes a study, gym, utility room, cloakroom, and internal access to the double garage, workshop and cellars.

On the first floor, the bedrooms are arranged around a particularly spacious landing. The principal bedroom benefits from an en suite bathroom, alongside three further double bedrooms and a family bathroom. The second floor provides three additional bedrooms and a further bathroom, with the largest room also serving as a flexible reception space offering potential for a self-contained apartment if required.

Garden

Outside, the property is set within approximately 1.1 acres of delightful walled gardens, beautifully screened by mature trees to provide a rare sense of privacy for such a central village setting. The grounds are predominantly laid to lawn, interspersed with established flower beds and a productive vegetable garden. A terrace leading from the orangery provides an ideal space for al fresco dining, complemented by a variety of seating areas from which to enjoy the setting and admire the impressive Georgian façade.
