Lot 4 – 92.61 acres
A 24 acre lake, Pirton Pool is situated in the centre of this block with a number of islands and jetty. The rights to fish and take fish away from Pirton Pool are let on
a commercial lease until 22 April 2032. The tenants have access from Worcester Road and a carparking area. There is some permanent pasture to the south extending to 38.53 acres, approximately 27.5 acres of woodland and 2.55 acres of miscellaneous areas.

Park Farm has a long history dating back to its time as part of the Croome Estate, home to the Coventry family until 1948.
Method of Sale and Tenure: The freehold of Park Farm is offered for sale by private treaty, with vacant possession on completion. The farm is currently subject to an Agricultural Holdings Act (aha) tenancy and Farm Business Tenancy with a term date of 29 September 2026. There is a commercial lease for the fishing rights in relation to Pirton Pool until 22 April 2032.
There are a number of trees affected by TPOs – a plan is available from the Agent.
Overage / Uplift Agreement: The property, other than the dwellings, domestic curtilage and the farm buildings which are excluded, is sold subject to an overage / uplift agreement whereby the Vendor will receive 30% of any uplift in value or renewables income arising from the implementation (or sale with the benefit) of planning permission for any non-agricultural or non-equestrian use of property for a period of 30 years from the date of sale. The overage on income (in excess of the agricultural rental level) from a renewables lease will run for 30 years (and a minimum period of 10 years if granted after year 20).
