A substantial renovation with the garage converted into a self-contained bedroom, the installation of a new roof, electrics, and central heating. Thoughtfully finished throughout, the living spaces span two well-composed levels defined by a pared-back colour palette and beautiful bespoke joinery. A mature garden unfolds at the rear, enhancing the connection to the landscape. Transport links are excellent, with Bath Spa train station providing a direct line to London Paddington in under 1.5 hours.

    The Tour

This home is set back from a quiet residential street behind neat hedging, and the private driveway at the front has parking space for one vehicle. Its understated façade rises across two storeys lined with large glazing set in new frames in a light shade of green.

Entry is to the hall, where a door straight ahead reveals a welcoming open-plan kitchen, dining and living room. Crisp white walls are softened by pine-wood floorboards in warm tones underfoot, creating a relaxed atmosphere throughout.

A feature tiled fireplace with a wood-burning stove provides a focal point while subtly bookmarking the boundary between the living and dining areas. Taking cues from the natural surroundings, bespoke joinery in a matching shade of sage create cohesion throughout. Picture windows along the southern elevation frame far-reaching views of the valley while drawing in abundant natural light.

The kitchen is thoughtfully arranged to the back, organised with custom units in a L-shape layout and bespoke, hand-made formica work surfaces. There are integrated appliances including an induction hob and oven by Smeg, Bosch dishwasher and fridge freezer. There is a practical built-in pantry as well as counter space for casual dining with an integrated library underneath to maximise space.

From an internal hall, steps lead down to an inviting sitting room at the back of the plan, where glass doors slide open onto a decked terrace and outdoor dining area. Next door is a handy utility room.

A self-contained bedroom is positioned at the front of the plan. It has a private entrance with access to the front drive and an en suite bathroom with shower.

The first floor is home to three well-appointed bedrooms. Set to the left and spanning the width of the plan, the principal bedroom has fitted wardrobes and spectacular south-facing views of the hills.

Also on this floor is a versatile room of more modest proportions that currently serves as a tranquil study and is equipped with a built-in desk. A pocket door opens to a shared bathroom, clad in Mandarin Stone soft pink tiles and fitted with a shower over bathtub.

Above this, two head height attic spaces offer huge amounts of storage and potential to expand, with the larger, fully borarded area, allowing over 35m square of usable space. There is also an electrical hook up for solar power, enabling further energy efficiency.

    Outdoor Space

A raised decked terrace at the back of the house offers a perfect spot for dining and entertaining outside in the warmer months. From here, a short set of steps leads down to a south-facing garden that stretches out toward the rear. Predominantly laid to lawn, it has well-stocked flower beds and a vegetable patch providing colour and scent across the seasons. Mature plantings along its border ensure wonderful privacy and quiet.
