Land at Spott lies within a highly sought after agricultural area. It previously formed part of the Spott Estate which encompassed about 2,500 acres of land in the surrounding locality. The historic and picturesque settlement of Spott is located to the north.

The land extends to about 73 acres in total and is predominantly arable land, classed by the James Hutton Institute as Class 3.2 and 4.1. It comprises of two fields, both of a shape and size well suited for modern agricultural practices.

Land at Spott belongs to the Lauder series and comprises sandy silt and clay loams. Of a gently rolling topography, it sits between 145 metres and 175 metres above sea level.

The acreage is summarised as approximately 69 acres of arable, 0.5 acres of pasture and 2 acres of woodland. It has been farmed in hand since 2013, by the current owners, Greenshields Agri.

Greenshields Agriculture is a progressive farming business operating widely along the coastal plain of southeast Scotland. Through the use of precision farming techniques and employing regenerative and environmentally friendly practices, the land has been maintained to harness healthy soil conditions and has consistently produced high yielding crops.

Recent cropping has followed a typical rotation of winter wheat, spring beans and green cover crops. Winter wheat yields of approximately 4t/acre were reported in 2025.

Field 1 is managed under an Agri-Environment Climate Scheme (aecs), where areas of wild bird seed provide a valuable feed source for numerous species of bird.

The fields are accessed via a short track leading from the public road. The land is edged by a narrow glen rising up from the Brunt Burn which forms part of the Woodland Dean Site of Special Scientific Interest (sssi).

Land at Spott lies in a highly attractive and unspoilt part of East Lothian, offering outstanding views of local farmland to Dunbar, the North Sea and the Firth of Forth. The surrounding countryside, situated between the coastline and the foot of the Lammermuir Hills, is renowned for its productive agricultural land.

East Lothian is one of Scotland’s most fertile counties, known as “Scotland’s Bread Basket” due to its rich soils and temperate climate. The soils are capable of supporting a wide range of high-yielding crops. The average rainfall is low compared to therest of Scotland, with an average of 622 mm annually. The average temperatures typically remain above freezing in winter and warm in summer, with an average of 19°C in July (source: Met Office).

The popular towns of Dunbar (5 miles) and Haddington (15 miles) offer a useful range of day to day facilities, shops and amenities including banking, legal, financial and healthcare services.

The county is well-supported by major agricultural machinery dealers. There are several grain merchants and a successful machinery ring, providing additional farming resources if required.

The A1 trunk road is situated approximately 3 miles distant, with two separate junctions on to the road, providing excellent transport links north and south.

From the Spott roundabout adjacent to Dunbar on the A1, head south, signposted to Spott. Once in Spott village take the second left onto Spott Loan heading south. After approximately 2 miles the track leading to the land, from a small parking area is located on the right hand side.
