About this property

This striking contemporary home lies between Deal’s shingle beach and its thriving, largely independent high street, dotted with excellent shops and places to dine. Lined in larch, its silhouette is singular and dynamic, hinting at the beautiful modern spaces contained within. Its inverted layout maximises brightness, placing an open-plan living space on the upper level, where an elevated south-facing balcony looks out to sea.

    The Tour

Set back from the street, the house sits behind a tall slatted fence. Entry is through a front garden, thoughtfully planted to provide texture and visual interest throughout the seasons. Black-framed glazed doors open into a central atrium that rises to the roofline, creating a heightened sense of airiness. Ahead, stairs lead up to the upper level.

Here, the heart of the home unfolds: A bright, versatile open-plan living space with distinct zones for cooking, dining and relaxing, set beneath deep roof lights. The kitchen is beautifully finished, with a Caesarstone countertop, generous plywood cabinetry and appliances from Bosch, cda, and Caple. An island adds preparation space and also serves as a breakfast area.

Doors open onto a south-facing balcony with sweeping sea views. The current owners have arranged a dining area and a separate desk space here, with concrete-style porcelain tiles underfoot. On the other side of the kitchen is a seating area, anchored by a Skantherm Shaker woodburner. A second desk area sits beneath a picture window at the front, beside double doors that open onto a north-facing balcony, ideal for cooler shade in the height of summer.

Downstairs, the bedrooms have a calm, restful atmosphere. The largest is a lovely space with a built-in wardrobe, a door to the garden and a soft, coastal-inspired scheme. Its en suite is well composed, with a walk-in shower and a playful pink sink.

The second bedroom has a striking Tom Raffield light. The third is currently used as a snug, with a cream log-burning stove, exposed brick and views to the garden. A further bathroom serves these rooms, finished in a similarly considered palette with square grey tiles and a Caesarstone-lined bath.

Thoughtful material finishes have been used throughout, including a selection of paint colours from Paper and Paint Library. All windows are triple-glazed, enhancing the home’s energy efficiency.

Approved planning permission has been achieved to convert the garage into a studio holiday let.

    Outdoor Space

A shingle garden wraps around the house and is planted with ferns, fatsia, and an array of almost sculptural plants. There is space to sit outside and listen to the crashing waves. A brilliant outdoor shower has been fitted in the garden - ideal for rinsing off after a dip - and there is a gate that opens to the beach.

Two balconies at the front and rear of the house have diverse offerings throughout the day, providing versatility of use and varied views. At the rear, the balcony faces out to sea, making it an atmospheric spot for outdoor dining.

    The Area

Deal is a perennially popular coastal town known as one of the most attractive in Kent. Its stretch of coastline, which appears at the end of Dolphin Street, is sublime, with a striking concrete-and-steel mid-century pier and a popular, architect-designed café at its end.

Popular dining spots include The Rose hotel, known for its excellent bar and food, and its sister restaurant, The Blue Pelican. Merchant of Relish, The Black Pig and Jenkins and Sons are the go-to for groceries, meat and fish, respectively. For more local produce, there is also a fantastic Saturday farmers’ market. As far as homeware shops are concerned, Dunlin and Diver, Will and Yates, and Mileage are among some of the finest; there are also several well-known art galleries.

Trains run from Deal station to London St Pancras in under 90 minutes. Services also connect to Kent’s other popular seaside towns, including Margate, Broadstairs and Ramsgate. The A2 is also easily reached by car travel into the capital, with ferries at Dover only 15 minutes away, and the Eurotunnel at Folkestone just 25 minutes away.
