Location
The Roman town of Cirencester is often referred to as the Capital of the Cotswolds and, being at the intersection of the Fosse Way and Ermin Way, it is extremely accessible. Watermoor Road is a popular street just outside the town centre, about 0.4 miles from the Market Place. The town has a plethora of excellent boutiques and restaurants and has a number of open green spaces, including Cirencester Park, the Abbey Grounds and St. Michael’s Park.
More extensive shopping, leisure and educational facilities can be found in Cheltenham, Swindon, Bristol and Oxford, including Cheltenham College and Cheltenham Ladies and Wycliffe. There are further good schooling options locally in both the state and private sector, including Deer Park and Kingshill secondary schools in Cirencester and Farmor’s in Fairford, as well as Hatherop Castle, Beaudesert and Westonbirt.
A good range of sporting opportunities in the area include various golf courses, racing at Cheltenham, sailing and watersports within the Cotswold Water Park, polo at Westonbirt and Cirencester Park and a number of high-profile equestrian events including Badminton and Blenheim horse trials.
Communications are first class with a direct service from Kemble (approximately four miles) to London Paddington taking approximately 75 minutes. Both the M4 and M5 are easily accessible via the A417/A419 dual carriageways.

Directions
From the Savills Cirencester office proceed east on the Market Place and at The Bear Inn, turn right onto North Way and continue onto South Way. At the crossroads, turn right onto Lewis Lane and take the first left onto Watermoor Road.
