What the owner told us...

“We’ve absolutely loved living here. There’s such a calmness to Barrowden that’s hard to describe unless you experience it for yourself. It feels safe, peaceful and genuinely friendly. We love being able to head straight out for walks from the village, and after a busy day, coming home here always feels relaxing.”

Our Thoughts...

There’s something really special about this home. The kind of place that instantly feels warm and welcoming the second you walk through the door.

Tucked away on Mill Lane in the heart of Barrowden, one of Rutland’s most loved villages, this detached stone cottage has been beautifully renovated and thoughtfully extended to create a home that feels full of character, while still offering the kind of modern lifestyle most buyers are searching for.

From the outside, it already has that classic village charm. Honey coloured stone, clay tiled roof, cottage style windows and gated gravel driveway parking immediately give you a sense that this is somewhere with real personality. But inside, the balance between original features and modern design has been done incredibly well.

The living room is a wonderful space to unwind. Large enough to properly relax in, yet still cosy and inviting, with exposed beams overhead and patio doors opening directly onto the garden. It feels calm and peaceful, with plenty of natural light moving through the room during the day.

The kitchen and dining space is really the heart of the home though. Open plan without losing that cottage feel, it’s a room designed for real life. Whether it’s busy weekday mornings, family dinners, drinks with friends or summer evenings with the patio doors open, it’s easy to imagine this space becoming the backdrop to everyday moments. The kitchen itself was renovated in 2022 and blends beautifully with the age of the property, feeling fresh and modern without losing warmth or charm.

What we particularly love is how the property constantly surprises you with little details. Triangle glazed windows tucked into the stonework. Exposed stone walls. Huge original beams. Vaulted ceilings. Skylight windows. Every room feels slightly different and gives the house its own personality.

Upstairs, the principal bedroom feels like a real retreat. Positioned within the extension, it has a completely different atmosphere to many cottages of this age. The vaulted ceiling gives it an airy, luxurious feel, while the dual aspect windows flood the room with light throughout the day. Paired with the modern en suite shower room and skylight above, it genuinely has that boutique hotel feel people are so often searching for.

Bedroom two is equally full of charm, with another high ceiling, exposed stone wall and built in wardrobes creating a room that feels both characterful and practical. Bedroom three also enjoys dual aspect windows along with its own built in wardrobe, making it ideal as a guest room, nursery or home office.

The family bathroom has been recently renovated too and cleverly designed with a Jack and Jill layout connecting both the landing and bedroom two. Finished with a bath and overhead shower beneath a skylight window, it feels bright, fresh and beautifully kept.

Outside, the west facing garden enjoys plenty of afternoon and evening sunshine, with a patio seating area and lawn creating a lovely outdoor space to enjoy through the warmer months. There’s also secure gated driveway parking for approximately two vehicles, which works perfectly within the village setting.

And then there’s the location.

Barrowden is one of those villages people move to and never want to leave. Beautiful period homes, a genuine sense of community, countryside walks in every direction and easy access to Stamford, Uppingham and Rutland Water all combine to make it incredibly desirable. The village itself is full of charm, with picturesque lanes, the popular Exeter Arms pub nearby, and scenic walking routes leading down towards the River Welland and surrounding countryside.

From the house, you’re moments from nearby public footpaths and open countryside, making it ideal for dog walkers, runners or anyone who simply enjoys being outdoors. Yet despite the peaceful setting, Stamford, Oakham and the A47 and A1 are all easily accessible for commuting and everyday convenience.

For us, this is exactly the kind of home people mean when they say they want “character”. Not dark or impractical. Not overly modernised either. Just beautifully balanced. Warm, stylish, full of personality and sitting in a location that people move to for a reason.

If you’ve been searching for somewhere with charm, warmth and a real sense of home, we genuinely think this could be exactly what you’ve been waiting for.

Location...

Barrowden is one of Rutland’s most charming and sought after villages, surrounded by the kind of countryside that makes everyday life feel calmer. It has that proper village feel people hope for, with beautiful stone homes, a friendly community, St Peter’s Church, the village hall, recreation field, cricket club, doctors surgery, pharmacy, and the much loved Barrowden and Wakerley Community Shop.

The Exeter Arms is right in the village too, a gorgeous country pub with roaring fires in the colder months and large gardens for summer drinks, lunches and relaxed evenings with friends.

For anyone who loves the outdoors, this location is a bit of a dream. Barrowden sits close to the River Welland, with countryside walks, footpaths and beautiful routes through the surrounding Rutland landscape. Wakerley Woods and Fineshade Woods are both nearby, offering woodland walks, cycling trails, wildlife and brilliant places to spend weekends outdoors.

Rutland Water is also within easy reach and is one of the area’s biggest attractions. Whether it’s sailing, paddleboarding, cycling, walking, birdwatching, watersports, open water swimming or simply sitting with a coffee overlooking the water, it’s the sort of place people use all year round. There are nature reserves, beach areas, play parks, cafés, restaurants and scenic trails surrounding the reservoir, making it perfect for families, dog walkers and anyone who enjoys being outside.

Uppingham is only around 10 minutes away and is such a fantastic town to have nearby. Beautiful, historic and full of character, it offers independent shops, cafés, galleries, restaurants, a weekly market and everyday essentials. It is also home to Uppingham Community College and the renowned Uppingham School.

Stamford is around 20 minutes away and gives you even more choice, from boutique shopping and excellent restaurants to supermarkets, leisure facilities, schools, colleges and rail links into London. Oakham is also nearby, providing further shopping, schooling and access to Rutland Water.

Families are particularly well placed here, with nearby primary schools, respected secondary schooling options and further education colleges all within easy reach.

For leisure, Luffenham Heath Golf Club is close by and is one of Rutland’s best known golf courses, set amongst beautiful heathland countryside.

For us, Barrowden is one of those villages that gives you the best of everything. Calm village life, beautiful countryside, brilliant walks, a proper community, lovely places to eat and drink, and easy access to Stamford, Uppingham, Oakham and Rutland Water. It’s exactly the kind of location that makes a home feel even more special.
