Set within the heart of the South Downs National Park, Fyning is a hamlet adjoining the village of Rogate. History
The first house on the site was constructed around 1589 by Peter Bettesworth, a member of a long established local family, following his purchase of the Fyning estate in 1572.

Description
The hall of Fyning House retains all its original features. From this room, doors lead to the drawing room, dining room and staircase hall. The kitchen has a door which leads out onto a charming terrace, which enjoys a view across the pond to Harting Down (National Trust). From the rear corridor of the house, steps lead down to impressive, interconnecting cellars, comprising 5 rooms, one of which is barrel vaulted.

The backdoor of the house leads out to a paved courtyard, where Fyning House has 2 allocated parking spaces and a right of access to the rear drive.

Further along, the rear corridor reaches the impressive inner hall, characterised by an extremely elegant staircase and plasterwork ceiling.

On the first floor the three light-filled and well-proportioned bedrooms have access to a bathroom each. There is a separate study/ dressing room off the master bedroom which could form an additional bedroom.

The gardens
Enclosed by new estate fencing, the gardens at Fyning House are set against a backdrop of fields with views to the South Downs. They have been tended organically to encourage biodiversity. The three acres are a haven for birds and wildlife of many kinds. Central to this oasis is the stone-walled pond, which is fed from a bore-hole, and which has been re-lined.

The walled garden was formerly the site of a greenhouse and cold-frames. This retains a fig tree and vine. A beautiful wisteria adorns the outside wall, alongside a rosa banksia lutea. An area of meadow has been planted with apple trees, a pear and a quince.

There is a swimming pool which is tiled and water tight, but will require work to be functional.

There is a delightful laburnum walk, and a hazel walk, which is underplanted with snowdrops and aconites. Bluebells are found under the magnolias and limes. A magnificent cherry tree stands at the top of the drive, while the façade of the house is covered in a mature wisteria. The south front is covered in roses: Mme Alfred Carriere and Wollerton Old Hall. A summer house with gothic windows provides the ideal spot to sit and enjoy the view of the pond.

Location
Rogate residents have access to a range of local amenities in the surrounding villages. Midhurst, approximately 5.2 miles to the west of Fyning, has a bakery, butcher’s shop, traditional greengrocer and two supermarkets.

On the other side of Midhurst, the village of Easebourne is home to the renowned Cowdray Farm Shop.

The market town of Petersfield, approximately 6 miles to the east provides an excellent selection of independent shops, supermarkets such as Waitrose, restaurants and cafés, together with a mainline railway station with services to London Waterloo from 71 minutes.

Haslemere, which is 11.2 miles away, has train services to London from 54 minutes.

There are many leisure facilities in the area including Polo at Cowdray Park, racing at Goodwood and Fontwell, golf at Cowdray, Pulborough and Liphook and sailing out of Chichester Harbour, Bosham, Itchenor and other centres along the South Coast.

Directions
From the crossroads in the centre of Rogate head east down the hill on the A272. The stone wall of Fyning House, and a belt of trees can be seen to the right. Opposite the end of Fyning Lane turn right across the cattle grid and through the wooden gates of Fyning House onto the drive. If approaching from Midhurst and the east, indicate left once you see the 40 mph sign and the thatched roof of Fyning Barn. Satnav will direct you in error to the rear drive and the courtyard.
