Garage:
We have never used the integral garage for cars, and it has always been used as a gym and storage space. It has a smooth concrete floor and painted wall.
There is a dedicated workbench for those important diy jobs with storage underneath. There are many shelves, and there is a washing line to save money on electricity as washing dries quickly here.
The up and over door has just been replaced in late 2021 and is of the highest quality and is quite heavy to open due to being steel. It is locked safely from the inside.
There is ample room for a freezer, and it could be further plumbed as a utility area. All walls have an electricity supply for connecting equipment.
The water stopcock is located by the garage entrance for water coming into the house above, which is a water board meter.
Gas and electric meters are located in the garage beyond head height.

Porch
The porch has matching glass to the hall’s cathedral window with a tile floor. There is a double door, which is useful to get large furniture into the house as the next door to the house is also double, and both open out to be useful for wheelchair access also. There are several shelves for plants or ornaments.

Entrance Hall
The hall in this house is very special as you have the toilet discreetly on the right-hand side and angle double doors in art-deco style to the living room. There is a special fireproof door to the kitchen with a fanlight window adding to the brightness of this area. The double doors can be thrown open during summer to add fresh air and additional light. There is a large radiator to keep the area warm in winter. The central heating has a control dial on which the house temperatures are based. Both entrance doors, porch and internal are glass so bring further light.

Staircase with Cathedral Window
There is a beautiful staircase in three parts that keeps turning right ( 3 steps, 5 steps and then 18 steps).
The cathedral style windows are art deco style and is 20 feet high and 5 feet wide. This was from the original house that was completed in July 1959. Most house in Marlborough Road was built in 1920-30, and this was completed by a builder for himself in a gap between two terraces. Therefore, the garden is 10 feet wider than most on the road.
The house is south facing, so the sun comes through this window in the early morning, making the house very bright.

Stairlift
There is a 7K cost Acorn Stairlift that to install and has a transferable maintenance guarantee until 2024, which can be transferred to the new homeowner. This is perfect for a disabled or infirm person, or just those that struggle with stairs, i.e. When your parents visit. It was super expensive as it goes around 3 corners and then ends at the top of the upper hall in a safe place to ensure when you exit, you cannot fall down the stairs.

Downstairs Toilet
The is a large toilet with a sink and storage that can be converted into a wet room.
It has a slightly raised floor with tilling. There is a double window and two opening fanlights. There is a large radiator.

Living Room
You can enter the living room from the double art-deco doors from the hall or through the kitchen. The room was extended in the 80s, and the roof of this extension was just renewed in 2021.
The living room has a fireplace which for us is the centre of the room. However, you could change things around to ensure that your seating faces the beautiful garden.
There is a door to the garden and two large windows that open either inward at an angle or open complete in case of fire.
A serving hatch to the kitchen was filled in with glass some years ago that adds additional light to the extension area.
There are 3 radiators in this room, albeit we only use one or a second one during continued freezing weather.
Electricity Switch for bottom of garden electric point useful for mowers and garden tools etc located to the right of the main windows and built on its own circuit.

Kitchen
The kitchen is a good size with eight ample cupboards, an integral oven and grill and pan draw. There is a door to the side passage. It is partly tiled and painted through to the dining room.
The 4-ring hob cooker is integral to worktops. A washer machine, dishwasher, fridge and tumble dryer are built-in (all but the tumble dryer will stay).
A closed food hatch now has a window to further light both areas. There’s plenty of space for large planters etc.
Taps at the kitchen sink have just been replaced, and with this upgrade, we added a cut-off point under the sink so the water can be cut off here rather than stopping via the garage stopcock.

Kitchen Dinner
The kitchen and diner are one room, but the dining area is large and currently has a table with 6 covers on a large table. There is ample room for a larger table if required. The dining area has nice views of the patio and garden.

Side Entrance
Though the house is detached, the right-hand side of the property is borderline, so the edge of the house is the legal borderline, but there is a passageway on the lefthand side with an entrance door approximately 4 feet wide. There are drains in this passage from the Bathroom, Kitchen Sink and Roof. There is a tap for house connection and washing at knee level.
The neighbour’s home has an alleyway, and this may have to be used for painting the right-hand wall with their permission etc.

Upstairs Hall
This is a good sized area to maximise room sizes. All rooms lead off from this, and this is where the stairlift ends, having been around three corners or turns. There is an additional stair rail on the stairs.

Master Bedroom
This is a large bedroom with many built-in wardrobes and a large window overlooking the garden.
The recess for a bed in the wardrobes can take up to an Emperor size bed (currently, we have electric rising beds).
The room also has two large dressing mirrors and a makeup area.
The Valiant boiler is based in a cupboard in the bedroom, which is great for hiding and drying towels and hanging dressing gowns and acts as the primary shoe cupboard. This is not an official airing cupboard as the heating boiler is designed not to give out too much heat as it is a sealed unit not designed to give our heat.

Bedroom 3 with Balcony
