St Catherine’s Farmhouse is an elegant Grade II listed period home in the centre of this popular village, combining characterful features with well-proportioned and versatile accommodation.
A glass panelled entrance door opens into the entrance hall bathed in natural light from a half glazed ceiling and bi-folding doors with view over the courtyard and the garden. This welcoming entrance leads to a spacious boot room and wet room cloakroom.
The dining kitchen is a true heart to this former farmhouse fitted with a two-oven gas-fired Aga, period-style cabinetry, and original pamment tiled flooring. A pantry retains original shelving, a cold shelf and meat hooks.
The adjoining kitchen is well-equipped with bespoke units, granite work surfaces, a butler sink, AEG oven, induction hob and a Vaillant gas combi boiler, and a bread oven sporting the college crest. A larder provides plenty of storage.
The main reception rooms offer excellent living space, including a a morning room with a log-burning stove and garden views, a drawing room with a fireplace and second log burner, fitted bookcase and French doors opening onto the garden, and a study with exposed timbers.
A striking architect designed garden room accessed from the entrance hall is a unique space with a vaulted ceiling and solid oak flooring opening onto both the courtyard and rear garden. Additional ground floor accommodation includes a utility room, a study, many benefiting from underfloor heating and garden access.
On the first floor are three well-proportioned bedrooms. The principal bedroom features a fireplace, built-in storage and garden views, along with an en suite bathroom with a roll-top bath and separate shower. The second bedroom has a dressing room and is served by a family bathroom with a four-piece suite A further bedroom has access to a newly created shower room. The second floor provides two additional bedrooms, one with an en suite bathroom, together with further storage and loft access. There is existing planning permission to create a shower room in the landing area to serve the fifth bedroom.
Outside, the property is approached via a cobbled driveway leading to a gravel courtyard, with a double-bay cart lodge with EV charging point and a separate workshop/store, both benefiting from power, lighting and an array of solar panels (installed in 2024). The gardens are mainly laid to lawn and enclosed by walling, with mature planting, seating areas and a variety of features including a covered barbecue area, a pond with timber decking, and a productive vegetable garden with raised beds, greenhouse and sheds.
