Description
Eton House is Grade II listed period house, rich in character, dating back to the mid-17th century, with sympathetic 19th-century additions. Constructed from a blend of local stone, knapped flint, and decorative red brick with stone quoining, it is complemented by traditional stone mullioned windows beneath a thatched roof.

The interior showcases a wealth of period features, including attractive fireplaces, a mixture of casement and sash windows and window shutters, and fine original detailing throughout. These historic elements are thoughtfully balanced with practical modern living, creating a home that is both characterful and comfortable.

The spacious Drawing room and Dining room offer more formal spaces, with the Sitting room running off the kitchen used as a more everyday living space. Finishes include wood and stone floors, open fireplaces with wood burning stove and ‘jetmaster’. The Kitchen/Breakfast Room offers an attractive and versatile area with ample space for a kitchen table. It is fitted with a range of painted cabinetry under wood worktops with integrated appliances and inset sink. There is an Aga and freestanding cooker with oven. Further rooms comprise pantry, utility room, store room and second cloakroom.

The entrance hall has a distinctly Georgian feel with a shallow tread staircase leading to the first floor. The guest cloakroom runs off the hall. There are four good bedrooms over the first floor, all with fitted wardrobes, and a family bathroom and shower room. Bedroom five is a large vaulted room, accessed from Bedroom Two. This would be a popular bedroom with teenagers.

The house has been owned by our clients for 40 years, but was once owned by Eton College, hence its name.

In the 1980’s planning permission had been obtained to build a separate dwelling on the lawn to the left of the drive. This has now lapsed. The barn/garage would appear to offer further potential.

Outside
The house enjoys gardens extending to approximately 0.78 of an acre. Predominantly laid to lawn with mature shrubs and hedging, there are a series of areas offering high levels of privacy. A pretty arched entrance leads to the pool enclosure and backs onto your own land / paddocks. There is a sheltered terrace, bordered by raised beds offering an immensely attractive seating area, which, we believe, is a real ‘sun trap’ The paddocks run round the house and offer privacy and protection. There is a block of stabling, with garage at the far end.

Note: The thatched roof is booked to be re-thatched by the local thatcher, due to start September 2026. This will be at our clients expense.

Location
Eton House sits on the southern edge of the attractive rural village of Hanging Langford. The neighbouring village of Steeple Langford has a pub, cricket ground, tennis court and play area all within a 15 minute walk. There is a village shop and pub in the nearby village of Wylye (approximately 2 miles). The nearby historic cathedral city of Salisbury offers a good range of services and has very excellent recreational amenities including a theatre, cinema, restaurants and bars and cafes. The area has excellent transport links with the A36 and A303 within a ten minute drive, providing fast road access to the M3, London and the West Country. There is a good rail service from nearby Salisbury offering a regular service to London Waterloo (90 mins), Bath, Southampton and the West Country. The area offers very strong schooling for all ages, including the outstanding grammar schools in Salisbury.
