Description
Bradley Hall is a secluded and beautifully restored 17th-century barn conversion, constructed with a timber frame, red brick, and weatherboarded elevations beneath pitched tiled roofs.

The property offers well-proportioned, light-filled rooms throughout, enhanced by exposed beams and large windows. The front door opens into an impressive reception hall featuring a vaulted ceiling, galleried landing, full-height glazed window, and traditional Suffolk brick flooring, all overlooking the gardens.

The principal living spaces include a dining room and sitting room, both with fireplaces fitted with Villager wood-burning stoves, exposed timbers, and attractive garden views. The kitchen/breakfast room, accessed from the dining room, is well-equipped with a range of base and wall units, double oven with extractor, integrated fridge freezer, and space for a dishwasher. A separate utility room provides additional storage, a sink, water softener, and houses the Vaillant gas-fired boiler.

To the rear, a triple-aspect garden room offers excellent natural light and French doors opening onto the garden. The ground floor also includes a study, a bedroom, and a bathroom.

Split-level stairs lead to the first floor, which features two landings with built-in storage, four generously sized bedrooms, and two bathrooms. The principal bedroom benefits from particularly attractive views and an en suite bathroom.

Outside
Bradley Hall sits at the end of a lane, accessed via a five-bar gate opening onto a gravel drive with a generous parking area to the front. A covered former cart shed provides parking for two cars, alongside an additional open bay leading to the main entrance. There is also an adjoining secure workshop.

The gardens extend to approximately 2 acres and surround the property, with formal lawns, mature flower beds and a pathway leading to a terrace bordered by box hedging.

To the south, a wooden veranda sits above a beautiful pond. Beyond a yew hedge lies an orchard backing onto open countryside, along with a grass paddock enclosed by mature hedging and trees.

Location
Bradley Hall is positioned at the end of a country lane in a superb rural position with open outlooks over the surrounding countryside. The house is 1.5 miles outside the well known and attractive market town of Framlingham which offers a comprehensive range of everyday shopping, educational and recreational facilities. Saxtead Green is within the catchment area for the Framlingham Primary and Secondary Schools and is also close at hand to Framlingham College. It is within easy reach of the A12 providing access to Suffolk's county town, Ipswich, where there are InterCity trains services to London's Liverpool Street Station. The Suffolk Heritage Coast is within a short drive offering the concert hall at Snape Maltings, the bird sanctuary at Minsmere, beaches at Southwold and ample opportunities for sailing and golf along the Heritage Coastal Belt.
