Sunnyhill, 4 Lade Braes has an excellent situation just to the south of the centre of St Andrews. The house is set on a south facing slope above the Kinness Burn. It is within walking distance of all the facilities in the town centre with South Street being about 200 yards away via the Lade Braes Footpath and Louden Close. There is vehicular access to the house from Kinnessburn Road via Fleming Place.
The Lade Braes Footpath continues west to the Cockshaugh Park where it joins the Pilgrims Way which leads out into the countryside. There is also a footpath along the Kinness Burn leading to the East Sands Beach. The world famous Old Course is 0.6 miles to the north with the West Sands Beach just beyond.
St Andrews is renowned worldwide as the Home of Golf. There are now eight golf courses under the management of the St Andrews Links Trust. The Old Course is arguably the most famous golf course in the world and next plays host to the Open Championship in 2027.

Directions
To reach the house by foot from South Street in the centre of St. Andrews walk down Loudens Close. Turn left onto the Lade Braes Footpath. The gate to Sunnyhill, 4 Lade Braes is on the right.
By car drive into Kinnessburn Road and turn into Fleming Place. Cross the bridge and the entrance to Sunnyhill is opposite on the right hand side of the row of houses.
