Set within the sought-after village of Buckland Brewer, this impressive Wisteria house type is one of only five of its design on an exclusive development of just 28 homes. Built in 2024 by Allison Homes and offered with the balance of a new home warranty remaining, this substantial four-bedroom detached home (with dedicated study/fifth bedroom option) combines modern efficiency with a rare sense of space, privacy and countryside outlook. Importantly, the property is available with no onward chain, offering buyers the opportunity for a straightforward and stress-free move.

One of the standout features of this home is its generous plot and quiet cul-de-sac position. Unlike many newer developments, the property enjoys open views across surrounding countryside towards Dartmoor, creating a peaceful rural feel while remaining conveniently positioned for access to Bideford, Barnstaple and the North Devon Link Road. Buckland Brewer itself offers a welcoming village environment with a well-regarded primary school, community shop and popular public house forming the heart of village life.

Internally, the home has been thoughtfully designed to provide flexible and well-balanced accommodation suited to modern family living. The welcoming entrance hall immediately sets the tone for the spacious layout and leads to a useful cloakroom and practical understairs storage. The true hub of the home is the impressive kitchen/dining/family room, a superb open-plan space designed for everyday living and entertaining alike. Fitted with granite worktops, a breakfast bar and a range of integrated appliances including double oven, five-ring gas hob, fridge/freezer and dishwasher, the room offers ample space for dining and relaxed seating while maintaining a bright and sociable atmosphere.

Adjoining the kitchen is a bespoke utility room providing additional storage, worktop space and plumbing for laundry appliances, alongside a further built-in larder freezer. The separate lounge offers a more tranquil retreat, ideal for relaxing evenings, while a dedicated study provides excellent versatility as a home office, playroom or potential fifth bedroom.

To the first floor, a spacious and light-filled landing leads to four well-proportioned bedrooms. The principal bedroom enjoys open countryside views and benefits from its own modern en-suite shower room. The remaining bedrooms are all comfortable doubles, served by a stylish four-piece family bathroom complete with both bath and separate shower, ensuring practicality for growing families or visiting guests.

Outside, the property continues to impress. The landscaped rear garden offers a generous level lawn bordered by established planting and an extended patio area ideal for outdoor dining and entertaining. To the front and side, there is ample off-road parking along with a large single garage, providing excellent storage and practicality rarely matched by comparable modern homes.

The peaceful village setting, combined with strong transport links and easy access to North Devon’s coastline, makes this an appealing choice for buyers seeking a modern home that delivers both lifestyle and convenience. Offering spacious accommodation, a select development position and chain-free availability, this is a rare opportunity to secure a high-quality contemporary home in a well-connected rural setting.

Famous for being the hometown of Edward Capern, the poet postman, Buckland Brewer is one of North Devon’s most beautiful villages. The village is surrounded by a diverse landscape of meadows, woodlands, moors and forestry plantations. The impressive tower of the Church of St. Mary (St. Benedict) is 75 ft. High and can be seen for miles around. It has a pub and village hall and it shares schools with Great Torrington and Bideford.

Close by, Great Torrington has rhs Rosemoor, Dartington Crystal and the brilliant Plough Arts Centre with its diverse programme of movies, craft classes, live bands and stand-up comedy.

Reasonable driving from the Atlantic Highway (A39), Buckland Brewer is well-served by the main feeder route across the region leading to Wadebridge in Cornwall to the south-west and to the M5 by Tiverton in the east. A bus service provides access to North Devon’s ‘capital’, Barnstaple. Bus users can also reach Westward Ho!, Bideford, Braunton, Appledore, Croyde, Okehampton, Holsworthy, Great Torrington, Hartland and Ilfracombe.

Directions
From Bideford Quay proceed towards Torrington. After approximately 1 mile, turn right signposted Buckland Brewer / Littleham. Follow this road without deviation for approximately 3 miles taking the left hand turning signposted Buckland Brewer. Continue up the hill and into the village. Pass the Church on your left hand side and take the next left hand turning into Southwood Meadows. Turn immediately left again and follow the road to Cross Park. Continue to the bottom of the road and bear left and left again to where the property will be found in front of you.
